04 · The rules for this industry

What never publishes without a person.

Property and market pages hold for review. Housing is a protected-class context in most jurisdictions, and a phrase that reads as steering is not a ranking problem: it is a legal one.

Won't write

Held at any automation setting

  • Any description of a neighbourhood by the people who live there
  • Investment return projections or 'guaranteed appreciation' language
  • School-quality claims stated as fact rather than attributed to a rating source
  • Market predictions presented without the data and date behind them
These are refusals, not defaults. There is no setting that turns them off.

RealEstateListing for individual properties, Place for area pages. Where a listing feed is involved, markup has to match the visible page: marking up properties the page does not show is a High finding in our own audit and a manual-action risk in practice.

Location pages

Where geography is real.

Neighbourhood pages are the whole game here and they are also the most-templated pages on the web. Ours have to carry the current numbers (median price, days on market, inventory) from a source we name and a date we print, or they are indistinguishable from the twenty other agent sites covering the same postcode.

Evidence

What you have to be able to show.

Transactions you actually closed, with dates and areas, and a named agent behind every market opinion. The vertical is saturated with agents publishing identical market commentary; the only defensible position is having sold the houses you are writing about.

05 · Assistants

How real estate loses in AI answers.

Assistants send buyers to Zillow, Rightmove, or Realtor.com because portals hold the inventory. An agent competes on the questions portals answer badly (the process, the local quirks, the negotiation), not on listing data they will always lose.

The prompts we would sample

  • Is it a good time to buy in my area?
  • What are homes selling for on my street?
  • Which realtor should I use to sell my house?
  • How much are closing costs for a buyer?
Assistant answers are personalised and happen in private conversations, so any sample is a logged-out approximation, never a measure of how many of your buyers saw what.
